Pros:

Great piece of land (former ball golf course set in between apartment complex(es).
Signage is decent (no marker for hole 3)
Uncrowded
Great place to play safari and work on your game until it gets crowded.
Like the flags on the baskets this course is fairly open so seeing how the wind is acting near the baskets is great.

Cons:

No permanent teepads
4-5 holes favor RHBH 3-4 could be considered neutral and none could be definitely considered favorable to a LHBH or RHFH
Needs bridge over creek from 4's basket to 5's teepad
Parking can be confusing parking in the apartment complex near the pool (near hole 1) is fine but the parking lot for a commercial building on the south side of the course which looks extremely inviting as it is near 2 teepads (holes 2 and 3) and easily seen from Grand River Ave. has signage warning of being towed so I would not use.

Other Thoughts:

This could become a first rate 18 or 27 hole facility. A 4.5+rating is a possibility because of the size, elevation changes and water. It will be extremely interesting to see how it works out over time.
