I just picked up couple Pumpkin DX Roc3s and they are just as stable as a fresh McPro. To me they seem slightly flatter with a grittier/grippier feel. Can't speak about the durability as I've only done field work with them.
Yah, not a great place for anything close but a bunch of good ones with a drive, you can go west to the PA border to Jordan Creek/Tinicum/Tyler State Park or north to Warwick.
I have a pair of MT10v1's too that I've used for ~80 rounds on mostly concrete teepads and wooded courses. The tread has worn down a bit, but definitely still has a lot of life.
Is throwing a comet with a lower ceiling really common? I feel like they are much more suited for hallway shots so you can put some air under them and still have them finish straight.

Overrated
Decent variety of hole types.
Easy to get to.
Even in the winter, you could tell the course was pretty unkempt.
Multi-use park so some shots have to go near soccer fields or over walking pathways.
Terrible teepads. Uneven gravel surface which is both too narrow and too short.
